Active leak inside the home? Same-day tarp-and-temporary-repair, then full diagnosis. We trace water back to its actual source, not just the spot you see staining.
A roof leak isn't always where the stain is on the ceiling. Water travels along the underside of the deck, runs down a rafter, and shows up 4-15 feet away from the actual breach. Our diagnostic process starts in the attic, follows the staining back to the source, and only then climbs the roof.
Chimney flashing (most common in Tulsa). Flashing fails after 12-18 years of thermal cycling. Looks fine from below; the leak is at the step-flashing where it tucks under the shingle. Repair: $400-900.
Pipe boot failure. The rubber gasket around plumbing vent pipes cracks in the Oklahoma sun. Repair: $185-325.
Valley failure. Where two roof sections meet. If the underlayment is damaged, just replacing shingles won't stop the leak. Repair: $600-1,400.
Shingle damage from hail or wind. Tulsa-specific — May/June hail damage shows up as missing shingles or granule loss. Often insurance-covered.

If you've got active water entry, we can have a tarp on the roof within 4 hours of your call (business hours) or by 9am next morning (after-hours). Tarping is $295-595 depending on roof complexity, and gets credited back against final repair cost if you stay with our contractor for the permanent fix.
Most Tulsa homeowners with a single leak get talked into a full replacement they don't need. Unless 25%+ of your roof is failing, a targeted repair is the right call — you save $7,000-15,000 and the repair is good for another 10+ years. We'll tell you honestly if your roof is past repair (and you'll know it from the photos, not just our word).
